General notes
"This is a rare survival of a cobbled building and reputedly the oldest building in Lytham. It is in good condition and not painted over, although altered. The corners are of brick and the openings have brick surrounds. There is some decorative hand made brick (in bands) in the gable end wall. There are two storeys, with a circular pitching hole, for access to the loft from a cart..... The vernacular style of the building and its decoration were typical of the area in the late18th/early 19th century."

Brain Turner in "Victorian Lytham: portrait of a 19th Century watering place" (2008), p.72, also suggests that this building may have been the town's mortuary from 1864-1894.
